Every figure is per room, so two bathrooms carries two budgets. That sounds obvious and it is the single most common misunderstanding in a bathroom quote.
Tile labor is the swing factor. A one-piece surround and a fully tiled shower can use the same fixtures and land thousands apart, because tile is slow, methodical work and mosaic is slower than large format. What is behind the wall matters too, and rot at the flange is found by opening the floor rather than by guessing at it.
What Belongs in the Contract
Maine has no state licensing standard for remodeling contractors or general contractors. Plumbing work does carry a real state credential, and whoever does yours should hold one.
Where a bathroom is being added on a lot with a septic system, capacity gets reviewed before design is final. Maine's subsurface wastewater program is administered through the state.

Read those as qualifying ranges rather than quotes. Each averages hundreds of estimates, and a real bathroom sits above or below its band. The $12,000 floor is a hard floor. Under it you are doing a fixture swap, not a remodel, and calling it something else does nobody any good. Never apply a per-square-foot addition rate to a bathroom remodel. Tile Labor Is the Swing Factor
This is the part almost nobody explains, and it is where two bids on the same bathroom end up thousands apart.
Small mosaic and penny tile is slow. Hundreds of grout joints, constant alignment checking, and a lot of cutting, all of which is labor rather than material.
Large-format tile installs far faster and cuts the labor line. It also needs a substrate flat enough to take it, so on an old floor the leveling work claws back part of the saving.
So the tile you choose is a labor decision disguised as a design decision, and it should be made with the number in front of you.
What Changes the Price After Demolition
Moving plumbing is the expensive change. A toilet, a shower, or a sink that stays put keeps the whole job in a lower band.
Rot under the subfloor is the other one. It shows up at the toilet flange and at the tub apron, and it is the most common finding on a bathroom demolition in this service area.
Beyond those two: the vent stack and whether it is where the new layout needs it, tile versus a surround on the shower walls, and septic capacity on a rural lot where a fixture is being added.

The Three Finish Tiers
Builder grade. Stock vanity, a one-piece tub and shower surround, ceramic tile, builder trim. It is the honest bottom of the range and it is the right answer in a rental or a second bath.
Mid range. Semi-custom vanity, porcelain floor and walls, a tiled shower with glass, a quartz top, name-brand trim. Layout stays where it is, which is what keeps it in the middle band.
High end. Custom vanity, stone or large-format porcelain, a curbless or custom tiled shower, designer trim, and a heated floor.
They are not. Each bathroom carries its own plumbing, its own tile, its own fixtures, and its own labor, so a two-bath project multiplies rather than sharing a discount.
