Custom home building in Augusta, Maine, our home market, whether the lot is downtown infill, river frontage on the Kennebec, or a newer parcel out toward Sidney.

In Augusta, site conditions move a budget more than cabinet choices. Ledge west of the city, low ground near the river, mud-season road access and the choice of well or sewer all get settled on a site walk before we write a number.

The typical Augusta house costs $300 to $350 per square foot turnkey; the floor is about $270, and higher-end work climbs to $350 to $400. One fixed-price contract covers the survey pins through the certificate of occupancy, with the first payment capped at one third.

What Goes Into an Augusta Custom Build

One contract covers everything from the survey pins to the certificate of occupancy.

We divide the work. Elijah handles pricing and the site.

We keep the schedule, Joe manages city paperwork, and Brandon conducts the final walkthrough.

  • Site work. Clearing, driveway, drainage, and either a septic design or a sewer connection. West of the city, this is where ledge shows up.

  • Foundation. Basement, frost wall, or slab, all below Maine frost depth. Low parcels near the Kennebec get a drainage plan first.

  • Framing and roof. Sized for Kennebec valley snow load, with ice-dam detailing at every eave and valley.

  • Envelope. Sheathing, air sealing, windows, and siding, in the order that keeps water out of the wall.

  • Systems. Licensed electricians and licensed plumbers rough in before insulation, then heat and ventilation.

  • Finish. Drywall, trim, cabinets, flooring, paint, and a punch list you sign, not one we declare done.

Where We Build In and Around Augusta

Our shop is at 125 Community Dr, Augusta, ME 04330-8156. Augusta is our home market.

We build on infill lots near Capitol Park and Old Fort Western. We also work along the Kennebec River waterfront and on newer parcels toward Sidney and Windsor, plus Vassalboro.

Freeze-thaw heaving under slabs and footings is the failure we find most often in other people’s work. In our view, it’s a drainage problem long before it becomes a concrete problem.

When to Start an Augusta Build

Contact us six to twelve months before you want to move in. Design takes time.

Permitting and foundation scheduling don’t compress well either.

Augusta issues building permits through the Bureau of Code Enforcement, which also handles plumbing and septic. The state issues electrical permits.

Foundations need the frost out of the ground, so April through October fills early. A house started in spring is usually closed in before snow.

Why the Number Holds on a Custom Build

We count every project. 94% finish on the original number, measured monthly across more than 200 projects since 2017.

The other 6% is why the 94% means something. Ledge turns up.

A window order slips, or somebody changes the tile in week nine.

When that happens, you sign a written change order first. The final invoice never includes a number you haven’t already seen.

Who We Build Custom Homes For in Augusta

People building the last house they intend to own.

Retirees leaving a big colonial for a single-level house. Families who bought land toward Sidney and have paid taxes on it while saving to build.

Every one of them has a ceiling they cannot cross.

94% of our builds finish on the original timeline and budget. We track that figure monthly, and we’ll tell you the current number on the phone.

How Much a Custom Home Costs in Augusta

Turnkey custom homes here start around $270 per square foot. Most cost between $300 and $350. Higher-end builds run from $350 to $400. The range is wide because the lot affects the price more than the kitchen does. Ledge and frost depth matter. So do mud-season road access, drainage, and the choice between a private well and septic system or a sewer stub. We walk the lot first. Then we price it. You receive a breakdown by trade that shows where every dollar sits and what can be cut if the total runs high. Maine law caps the first payment at one third of the contract price, and our contracts follow that limit. Nobody hands us a large check before there’s a hole in the ground. How to Hire a Custom Home Builder Augusta, ME

Start with the fact nobody here prints on a truck door: Maine has no state licensing standard for general contractors or builders.

Only plumbers and electricians carry a state credential. Anyone suggesting otherwise is counting on you not to check.

Here’s what we put in writing instead. Demand the same from any builder.

Ask those five questions of three builders. The list gets short quickly.

A fixed-price contract with a line-item breakdown, written to Maine's home construction contract statute and its one-third cap on your first payment.

Certificates of insurance for us and every sub who sets foot on your lot, sent to you directly.

A written schedule, plus progress photos twice a week so you see the framing before it is covered.

Work built to the Maine Uniform Building and Energy Code, which Augusta enforces locally.

A 2-year workmanship warranty and an A+ file on our BBB profile.
