Deck building in Oakland, Maine, on the Messalonskee shoreline, along the stream, and in the village near the old Cascade Mill site.

Shorefront work here is elevation work. Lots drop toward the water, so a deck that starts flush at the door can finish well above grade at the outer corner, and height past a couple of feet adds roughly 10% because staging costs a crew day.

The material choice matters more on a lake lot too. TimberTech and AZEK hold up to the sun and damp better than pressure-treated does, and composite with composite railing carries a $15,000 floor against pressure-treated's $10,000.

What Goes Into an Oakland Deck

On waterfront jobs, access and foundation determine the whole build.

We trim the rims on composite decks so no raw cut edge shows.

  • Footings to four feet. Below frost, always. Helical piles are the answer on most lake lots, because a concrete truck is not coming down that road.

  • Framing. Pressure-treated and oversized, joists at 16 inches on center and 12 inches under PVC.

  • Joist tape. Every joist. Lakeside decks live in humidity, and the top edge of a joist is where that shows up first.

  • Ledger flashing, or a freestanding frame where the wall detail is not worth the risk.

  • Decking. TimberTech and AZEK are what we push here. PVC handles constant moisture better than anything else we install.

  • Railing and stairs. Westbury aluminum, and Westbury cable when you do not want to lose the view.

Where We Build Decks Around Oakland

We build along the Messalonskee shoreline and stream, as well as in the village near the Cascade Mill site.

Shoreland zoning governs most waterfront work here. It affects the footprint and setback before the design is settled.

Waterville is minutes east. We also cover Belgrade and Sidney during the same week most weeks.

When to Build a Deck in Oakland

Our building season runs from thaw through late fall. Shoreland review can add time at the front end.

Permits and shoreland applications go through the Town of Oakland code office, including work around the lake and stream corridor.

Book in late winter. Waterfront slots fill first.

Why Our Decks Outlast the Cheap Ones

There are three things we won’t do, and they matter even more on a lake lot.

No floating blocks under posts. No ledger without proper flashing behind it.

Nine times out of ten, we also won’t install new decking on an old frame. At a camp, that’s nearly always the wrong call.

Framing is the cheapest part of a deck. Spending $15,500 on composite over piers set for a seasonal structure puts the money on the wrong foundation.

Who We Build Decks For in Oakland

Mostly camp owners. And that number grows every year.

Many Messalonskee camps are becoming year-round homes, while the deck is often the oldest structure on the property. Seasonal piers under a seasonal deck won’t support year-round use.

We also work with village homeowners near the old mill who want usable outdoor space out back.

How Much a Deck Costs in Oakland

Pressure-treated decks begin at $85 per square foot in Oakland. Larger or more complicated builds run $105 to $125. A full pressure-treated deck doesn’t pencil out below $10,500. Composite with composite railing starts at $15,500. Those figures qualify a budget; they don’t price a job. They reflect averages from hundreds of projects, and yours may land above or below them. Oakland runs slightly above our Augusta base for one reason: access. Lake lots are steep and narrow, which makes staging difficult. That costs crew time before anyone cuts a board. Small decks cost more per square foot, too. Footings are close to a fixed cost, so an 8x12 deck with stairs and six footings lands near $9,800. A 12x16 costs about $1,000 more for nearly twice the space. Other cost drivers include ramps, stair count, height off the ground and whether the existing footings can be reused. See our guide to what a deck costs to build for the full breakdown.
